Medium sized parcels of land are scarce in Taipei and despite soaring prices for land, there seems to be no shortage of enthusiasm from local and foreign investors to get into the market.  Although Taiwan’s other major cities such as Taichung and Kaohsiung are also experiencing rising real estate prices, Taipei city stands out dramatically.  Prices of land (and finished units) have risen to record heights and continue to soar, fueling even more enthusiasm from speculators and developers.

This parcel of land has escaped speculators’ attention in the past even though it is located in a prime location of Taipei City, in the vicinity of Taiwan University.  Previously, developers have bypassed this property even though it was priced very low, because of certain encumbrances that need to be resolved before development can proceed.  On this property, there are a number of old graves which of course can be “relocated” or “removed” by law but the cost is estimated at NTD8 to 10 Million.  Another issue that requires extra investment by the buyer to resolve is that the hilly terrain of this property might mean extra efforts in architecture and construction.

 

Presently, based on published zonal value, this property is worth at least NTD240 Million.  The buyer will have to acquire about 30% more of land from the government to complete the ownership of the entire “block”.   Although hampered by more problems and issues than other parcels of land, the upside of this acquisition can be extremely substantial for both speculators and developers who have the financial capabilities to remove these obstacles.

 

The land owner is a small company which does not have the means to handle these issues.  Needing to raise cash for other investments, the property is now put up for sale at a very attractive price of NT$65 Million.  At this price, the property is not expected to remain on the market for long.

交通條件良好,聯外交通道路為北二高台北聯絡道、羅斯福路、和平東路、辛亥路、木柵路、水源快速道路等,北二高台北聯絡道可接北二高,羅斯福路北往台北市區,南到新店市,和平東路西接萬華、板橋市,辛亥路北可接建國高架快速道路通中山高速公路,木柵路東可達深坑鄉,水源快速道路北通士林、南至新店;整體而言,本區對外中長途聯絡道路交通系統綿密而完備。

 

四、基地條件:

東臨10公尺之福興路,南臨5公尺寬之福興路95巷,面寬合計125公尺,地形呈不規則狀,地勢大部份呈山坡,但位福興路一側約距20公尺的小部份土地地勢陡峻,以目視可直接判斷其坡度已超過法令規定可開發之上限。目前尚未做坡度分析,故無法正確研判可開發面積。

 

五、基地使用現況:

目前已有未辨理保存登記之一層木造房屋及一層磚造房屋(有戶籍登記及門牌號碼,並有水電申請),其餘地號則有私人墳墓及天然定著物座落其上。

 

六、基地使用區分:
