When is the best time to rent your property in Shoreditch?

Whilst there is no real best or worst time to rent your property in Shoreditch, on average we have found that between the months of May to October, January- February we receive a higher influx of prospective tenants looking. For the Shoreditch area in particular, it’s an influx in international tenants, either moving over for job relocation or university/ studying. Many are able to pay rent upfront to secure the right property.

My advice during these busier times of the year is to sign contracts that are straight with no break clause; that way, if the property does run the risk of becoming available, you are still within the peak season every consecutive year. 

Contract lengths have increased and have become very desirable with giving stability for both landlord and tenant; on these occasions my advice is to make sure the break clause is carefully placed within the peak months so you’ll be able to receive the best rent.

However, as we’ve seen in the past few months – especially with the effect of the sales market – even some of these ‘best’ months have struggled to achieve those peak rents. It all comes down to timing, the right rental price and market at that moment.
