Following recent reports that from 2006 to 2014, Nottingham was in the top ten cities for the number of prosecutions against rogue landlords, a Nottingham based lettings agency is warning tenants to protect themselves.
AcornLettings, with offices on Stoney Street in Nottingham has stated that the best way for a tenant to protect themselves against signing with a rogue landlord is to use an accredited agent.
According to recent reports, there were 46 prosecutions against rogue landlords under the Housing Act in Nottinghamshire between 2006 and 2014 and fines against landlords reached over £141,000.
Managing director atAcornLettings, Richard Hopwood, said: “Obviously poor housing has a severe effect on a tenant’s health and well-being and the problem of rogue landlords has been a serious concern across Nottinghamshire.
The agent also revealed that it is very easy for a landlord to be considered a ‘rogue’ landlord, despite having the best intentions, if the rigorous legislation around rental properties is not adhered to.
Nottingham City Council’s environmental health team served landlords who were deliberately avoiding licensing their properties, which in turn put tenant’s lives at risk, with more than 750 enforcement notices during the past year.
Mr Hopwood added: “There are over 300 bits of legislation in every tenancy which highlights the risks involved with renting privately or becoming a DIY landlord.”
