Bournemouth Council has recently urged Developers and those affected to have their say on the Affordable Housing Contributions.
The Council’s Affordable Housing Supplementary Planning Document has been prepared and is now the subject of a period of public consultation. The purpose of the Supplementary Planning Document (SPD) is to provide greater detail on Policy AH1 in the Council’s Affordable Housing Development Plan Document. The guidance is intended to be used in decision making relating to planning applications that include residential development.
This Document is published for the purposes of consultation from 2nd June until 15th July 2011. John Montgomery Director of Tanner & Tilley Town Planners Comments that “ The ramifications of the Councils proposals could have far reaching and serious consequences for the viability of development. It is essential that we engage in the consultation process in order to influence emerging policy.”
Tanner & Tilley have advised all their developer clients of the consultation period and have offered guidance in their responses if needed. Unless we engage with the Council the policy will be implemented and our views will not be taken into account. This is an opportunity to influence policy and it is down to us
The SPD under Policy AH1 proposes a 40% provision for Affordable Housing on ALL sites which has left many developers with serious viability problems concerning building out sites.
