Construction start for residential and commercial development at Welfenstraße in Wiesbaden

  • ZÜBLIN realising development with 186 residential units and approx. 5,000 m² of commercial space
  • Contract value approx. € 55 million

The groundbreaking ceremony for the construction of 186 residential units, approx. 5,000 m² of commercial space (gross floor area of around 6,215 m²) and two underground car parks with a total of 478 parking spaces took place this morning in the southeast of Wiesbaden. The residential and commercial development is being built by Ed. Züblin AG on a former postal site on behalf of SOKA-BAU, the complementary pension fund for the German construction industry. The client commissioned ZÜBLIN to handle the design and construction of this new development following the successful collaboration on the “Neues Wohnen” project in Mainz-Lerchenberg (111 rental units with 211 underground parking spaces, completion in the spring of 2017).

The twelve residential buildings, one office building and two underground garages are divided into two sections being built on both sides of a “green middle”, an approx. 30 m wide strip in the centre of the site that will remain undeveloped and is intended for playgrounds and as open space for the residents.

The first section between Wittelsbacherstraße in the west, Welfenstraße in the south and the “green middle” in the east comprises 73 apartments, the entire commercial area and a two-storey underground car park with 257 parking spaces. Another 113 flats and 221 parking spaces will be built in the second section between the “green middle” and Salierstraße. Both sections should be completed by the end of 2021.

Attractive, green, car-free residential and commercial area
The modern residential and commercial development will feature an attractive mix of two- to four-room apartments. The commercial space will be limited to office use. All apartments and underground parking spaces will be accessible barrier-free, with additional barrier-free facilities to be provided for a total of 46 apartments. Each unit will have underfloor heating, mostly floor-to-ceiling windows with electric shutters, high quality vinyl floors and a balcony. The ground floor apartments will have terraces with their own gardens. The entire development will be supplied with district heating.

“This SOKA-BAU construction project around the ‘green middle’ is an example of successful planning that harmonises living and office space. And it provides the city of Wiesbaden with some urgently needed rental housing,” said SOKA-BAU board member Gregor Asshoff at the groundbreaking.

Wiesbaden Mayor Sven Gerich added, “Due to its location, the connection to the road network and the easy accessibility from the main railway station, as well as the existing utilities and other infrastructure, the area is very well suited for the creation of attractive residential space and service-oriented work opportunities in an inner-city location. This development in a centrally situated, already populated location avoids the need to open up new areas for settlement.”

Ulrich Weinmann, board member of Ed. Züblin AG, praised the cooperation in partnership and emphasised the use of innovative methods: “The BIM 5D® method and LEAN.Construction were and are being used in the design and construction of the development. This optimises planning and project management and saves on costs and time. The use of both methods also improves the cooperation among all project participants, in line with our motto of TEAMS WORK.”
