Last milestone reached: ZÜBLIN hands over extension building of Riem Arcaden to Union Investment

  • Design hotel completed after nearly two-and-a-half years of construction
  • New 18,500 m² section of neighbourhood complex built by ZÜBLIN already opened in March 2018
  • Project development under “teamconcept” partnering model

The extension building of Riem Arcaden in Munich, which first opened to the public in 2004, has been completed after nearly two-and-a-half years of construction. The new building, designed by Allmann Sattler Wappner Architekten, comprises a total space of 18,500 m² and was already opened in March 2018. Anchor tenants of the approximately 9,000 m² retail area are the food discounter ALDI and the clothing store Peek & Cloppenburg.

A hallmark of the Riem Arcaden neighbourhood complex is the so-called portico connecting the new building with the existing building. The portico, a steel roof structure 22 m high, 8 m wide and 130 m long, is a visual highlight of the building ensemble. Another striking element is the façade of the 97 m long and 57 m wide extension building, designed as a timber panel wall with punch windows and folded aluminium sheet elements.

The extension building is aiming for Gold Certification under LEED Core & Shell awarded by the U.S. Green Building Council for sustainable design.

The newly opened Motel One in the heart of the Riem Arcaden neighbourhood complex features 311 rooms with a total area of about 9,400 m² on two floors. The design hotel is conveniently located near Messe München as well as countless big-name companies and can be easily reached by underground and bus (“Messestadt West” station) as well as by car via the A94 motorway. An additional highlight is the proximity to nearby Riemer Park and Riemer Lake on the former site of the 2005 Federal Horticulture Show.

teamconcept assures on-schedule opening
The project was carried out by ZÜBLIN under its teamconcept partnering model that is used in the realisation of complex turnkey projects such as shopping centres or office and commercial buildings. “We are proud of the fact that Riem Arcaden was completed successfully and on schedule,” says a clearly satisfied Jörg Schröder, head of ZÜBLIN Business Unit Turnkey Construction Hamburg/Schleswig-Holstein. “We owe this achievement not least to the use of our teamconcept and the constructive partnership with the client.”

“With a value of more than € 600 million and a total lettable area of 122,500 m2, Riem Arcaden is one of the largest properties in the Union Investment portfolio,” says Volker Noack, one of the managing directors of Union Investment Real Estate GmbH. “The extension has helped to considerably boost the neighbourhood character of Riem Arcaden. We thank ZÜBLIN for its support in the successful realisation of this challenging project.”
