ZÜBLIN appointed by AXA IM - Real Assets as general contractor for MARK München

  • Turnkey construction of office building with up to eight floors and two basement levels
  • Project collaboration under teamconcept partnering
  • Contract includes demolition and construction pit


The new MARK München construction project is in full swing. Following the recently completed ground and civil engineering works, building construction is now pending. By July 2022, ZÜBLIN will have completed a turnkey office building on the former Tengelmann site at Landsberger Straße in western Munich.

The contract awarded by AXA IM - Real Assets, based on a design by KSP Jürgen Engel Architekten, is being realised collaboratively under the ZÜBLIN teamconcept partnering scheme. The project was developed from the very beginning together with FOM Real Estate GmbH (Heidelberg) as the development partner of the owners. The WITTE Projektmanagement GmbH has accompanied the project from the beginning as the Project Manager and was involved in the conclusion of the partnering agreement at an early stage.

The turnkey construction of the striking office complex comprises up to eight floors and two basement levels, including underground parking with around 550 spaces, as well as outdoor facilities. The latter consist of three green courtyards and an attractively designed square in the entrance area. In addition to the approximately 50,000 m² of office space, the project also covers conference areas and company catering on the ground floor. Overall, the new building will offer a gross floor area of approximately 72,000 m² with enough space for about 2,000 office workplaces. ZÜBLIN already previously completed the demolition and earthworks as well as the construction of the excavation pit on the 14,000 m² site.

teamconcept: partnering from the beginning

The in-time and on-budget realisation of MARK München is being ensured through the early involvement and contractually regulated collaboration of all participants in joint teams. Through the use of clearly defined teamconcept process modules (open tools), the partnership model can be flexibly tailored to the requirements of a demanding construction project with many interfaces. The teamconcept model sets out the mutually agreed rules of cooperation, from cost management for binding cost security and precise risk minimisation to team culture for a working atmosphere characterised by mutual respect and recognition.
