ZÜBLIN to build basic shell structure for “transparent” bakery in Munich

• Rischart bakery commissions new headquarters
• Multifunctional building to combine production, administration, exhibition space, apartments and a boarding house all under one roof
• “Transparent” architecture with extensive glass surfaces provides insights into the inner workings of the bakery

ZÜBLIN has been commissioned to build a “transparent” bakery in the heart of Munich. Max Rischart’s Backhaus KG, an institution since 1883, has hired ZÜBLIN to erect the basic shell for its new corporate headquarters, an elegant multifunctional building with five floors and two basement levels. Designed by the architectural firm Kiessler, the building will combine production halls, administrative offices, company apartments, an exhibition space and a boarding house under a single roof. The project team from ZÜBLIN’s Civil Engineering and Structural Engineering Bavaria business units will begin construction in January of next year. The contract also includes the excavation, which will be handled by the experts from ZÜBLIN Ground Engineering. Completion of the basic shell for the new building is scheduled for June 2022.

Optimization of the excavation to shorten the construction time

The new building, with a trapezoidal ground plan and a gross volume of approx. 105,000 m³, is being erected on an area of around 4,000 m². The biggest challenge during construction of the complex reinforced concrete shell is the high density of buildings and other structures in the immediate proximity, including the Munich–Rosenheim rail line, an underground car park and public streets on both sides. As a result, the teams from Ed. Züblin AG must closely coordinate their work on the excavation and the two basement levels and proceed in an incremental fashion.

“We are proud that we were able to optimise the official design of the excavation and so convince the client of our detailed approach and technical expertise. This enabled us to shorten the construction time by almost four months, entirely in line with the Müller-Rischart family’s wishes,” says Ludger Koch, technical manager of ZÜBLIN Bavaria.

Rooftop terrace with panoramic view

The “transparent” architecture of Rischart’s new headquarters features extensive glass surfaces inside a concise three-story façade supported by brick-clad columns and beams. “The open design will present our workmanship for all to see. It will also flood the bakery with plenty of natural light, creating a pleasant working atmosphere,” says Magnus Müller-Rischart, owner of the family-run company. The high, two-story production areas on the ground floor and second floor are complemented on the mezzanine by an exhibition space highlighting the history of the Rischart bakery on the sloping southeast side of the new headquarters. The building will have a rooftop terrace with panoramic views as far as downtown Munich as well as three courtyards – one on the ground floor and two more on the 2nd floor. Grouped around the quiet inner courtyards are 100 company apartments on the 4th and 5th floors for apprentices and young employees as well as 84 apartments in the boarding house operated by Munich hotel chain Cocoon. The logistics facilities of the Rischart bakery are located in the first two basement levels. The delivery yard, technical areas and storage rooms, as well as an underground car park, are distributed over almost the entire area of the site.
