Panattoni expands presence in the Nordics – acquires two properties in Mölnlycke near Gothenburg

Panattoni, Europe’s leading developer of logistics and industrial properties, has signed an agreement with Mitsubishi Logisnext Europe AB to acquire two properties in Mölnlycke, Sweden. These properties will facilitate the development of a state-of-the-art logistics facility spanning approximately 43,000 sqm. The acquisition of the Mölnlycke properties marks the starting point for Panattoni’s second project in the Gothenburg area. In 2023, a property in Landvetter, Panattoni Park Landvetter, was acquired, which will be completed this spring and is fully let.

We’ve had our eye on this site for 10 years, and now that it’s becoming a reality, we are both excited and deeply committed to developing the area into something long-lasting and excellent. It’s also reassuring to once again collaborate with YLAB, ensuring that our construction plans are executed in the best way, as we work together to create an attractive, future-proof logistics site,” said Fredrik Jagersjö Rosell, Managing Director of Panattoni Sweden.

This project is classified as a Brownfield project, meaning the site already contains older buildings that no longer meet the current requirements of investors and tenants. Panattoni plans to demolish the existing structures and replace them with a new, modern high-quality logistics facility. The new building will be prepared for rooftop solar panels and certified to the sustainable building standard BREEAM, on at least level Excellent.

CMS Wistrand served as the transaction advisor for the acquisition, while YLAB Larssons Bygg AB has been engaged as the construction contractor. Demolition work will begin early this spring, followed by construction with YLAB, which has previously collaborated with Panattoni on several projects. The new logistics facility will include 43,000 sqm and feature modern solutions, including dual loading docks on both the north and south sides, as well as mezzanine floors with offices and staff areas. The property will be adaptable for up to six tenants and is designed to meet the logistics demands of the future. Completion and occupancy are planned for the summer of 2026.
