ABERDEEN STANDARD INVESTMENTS KJØPER TRE EIENDOMMER I SENTRUM AV OSLO

Aberdeen Standard Investments har på vegne av Aberdeen Eiendomsfond Norge I AS kjøpt Tollbugata 1A, Pilestredet 19/21 og Pilestredet 28 i Oslo av Entra ASA. Som en del av transaksjonen har fondet solgt St. Olavs Plass 5 til Entra.

Tollbugata 1A er en eiendom beliggende i Bjørvika med utsikt mot Operaen. Eiendommen er under total rehabilitering og vil i løpet av 2019 fremstå som et moderne kontorbygg. Tolldirektoratet er eneste leietaker på en 15-års kontrakt. Pilestredet 19/21 er et kontorbygg fra 1991, sentralt beliggende i Oslo sentrum. Eiendommen har totalt 7 067 kvm utleibart areal, og er i sin helhet utleid til Regjeringsadvokaten og Namsfogden i Oslo. Pilestredet 28 ble oppført i 2011 på hjørnet av St. Olavs gate og Pilestredet. Eiendommen har et totalt areal på 3 590 kvm fordelt på sju etasjer. Eiendommen tilbyr moderne og fleksible kontoretasjer. Pilestredet 28 vil overtas av Aberdeen Standard Investments i januar 2019, mens de øvrige eiendommene vil skifte eierskap høsten 2019.

- Vi gleder oss til å overta tre nye eiendommer som alle bærer gode kvaliteter og utfyller hverandre. Eiendommene har spennende beliggenhet, og er utleid til gode og solide leietakere. Transaksjonen vil gi fondet en bedret diversifisering og redusere risikoen i porteføljen, sier Knut Haraldson, Fund Manager i Aberdeen Standard Investments.

St. Olavs Plass 5 har vært en viktig bidragsyter i fondets portefølje, og salget markerer avslutningen på en 14-års eiertid.

- Aberdeen Standard Investments er fornøyde med at det nå er Entra som overtar eierskapet, og vi er sikre på at de vil ta eiendommen videre og etter hvert gjennomføre en god rehabilitering til glede for nye leietakere, eiendommen og bybildet, sier Knut Haraldson.

- Eiendommene som vi nå overtar ligger i områder i Oslo som vi anser som sentrale og attraktive. Dette er områder hvor vi ønsker eksponering, og det er områder som vi mener alltid vil være attraktive. Vi har flere fond og mandater som ønsker eksponering mot sentrale kontoreiendommer i Oslo, Bergen og Trondheim, og vil således være aktive på kjøpersiden også fremover, sier Jens-Petter Guthus, leder for transaksjoner hos Aberdeen Standard Investments.

Aberdeen Eiendomsfond Norge I er et ubelånt eiendomsfond med kapital fra blant annet norske pensjonskasser, livselskaper, stiftelser og kommuner. Fondets eiendomsportefølje er i dag verdsatt til omtrent NOK 9 milliarder.
