Greenman OPEN Secures Permit to Redevelop Stadtgalerie Datteln Shopping Centre

Greenman OPEN has received approval to redevelop Stadtgalerie Datteln, a shopping centre in its portfolio located in North Rhine-Westphalia, Germany.

This planning milestone paves the way for a complete upgrade of the centre, focused on future-proofing the building and delivering long-term value to the community it serves.

The redevelopment is being delivered by Greenman Group subsidiaries. White Bird will manage technical planning and construction. GFORM is responsible for centre management and leasing strategy. A long-term lease has already been signed with Kaufland—one of Germany’s largest grocery retailers—who will occupy approximately 5,000 sqm on the ground floor and 335 sqm on the upper level, increasing the share of food retail from 23% to 55%.

James McEvoy, CEO of GFORM, said:

“Securing Kaufland was a priority for the repositioning. It strengthens the offer and supports the centre’s long-term role in the community. We’re also introducing Beezdorf, a new space in the centre dedicated to community, education, and events.”

Construction is scheduled to begin in Q3 2025, with reopening planned for late 2026 or early 2027. The redevelopment will include:

  • Rooftop solar panels and EV charging stations, delivered by Greenman Energy

  • Smart sensor technology provided by edyfi, another Greenman Group company, to monitor energy usage and visitor behaviour

  • Improved layouts and better access for both vehicles and pedestrians

  • A modernised delivery zone tailored to Kaufland’s operations

  • New entrances and green façade elements to connect the centre more closely with the surrounding area

  • A dedicated community space operated by Beezdorf, a Greenman Group initiative focused on social programming and local engagement

The architectural design is being led by RATHKE Architekten BDA. The project will retain the existing structure, adapting it to meet modern standards while reducing environmental impact.
