What "specialist" actually means
Greenman Investments is the Greenman Group's alternative investment fund manager. We began in European grocery-anchored real estate, and that's still where most of our track record sits. A lot of managers call themselves specialists. We think the word only means something if it's backed by how you actually operate, not just how you invest.
The distinction is operational, not a claim
The Greenman Group manages its own grocery-anchored real estate directly, through Greenman Germany and Greenman Poland. It installs and operates the energy infrastructure on those assets, through Greenman Energy. It measures how those buildings and their tenants actually perform, through edyfi. None of that is outsourced, and none of it is modelled from the outside.
That matters for how we invest. Our understanding of this sector comes from running assets within it, with our own capital exposed to the outcome, not from reading performance reports someone else wrote.
What that means in practice
Whether you're a banker, a real estate broker, or looking at a fund allocation, the practical difference shows up in what we can evidence. Asset performance that's measured directly, not estimated. Energy costs and generation that are tracked, not projected. Tenant economics we understand because we deal with them ourselves, lease by lease. Food retail also tends to hold up better than most real estate through a cycle, though we'd rather show you the operating discipline behind that than just assert it.
That same discipline is shaping how we're starting to look beyond grocery real estate. When we assess an adjacent strategy, renewable generation or regenerative food production, we're testing it against something the Group has already done operationally, not something we've only modelled on paper.
