Stockholm hotel investment guide: opportunities for international investors

Through stable growth, Stockholm has reached record levels of RevPAR (revenue per available room), and surging occupancy has created a great need for additional guest room capacity. While demand has become increasingly diverse, supply has remained homogeneous and regional operators and brands dominate the market. The time is ripe for international investors to conquer a share of emerging market segments.

In 2016, the hotels in the City of Stockholm recorded 8.2 million guest nights, an occupancy of 73.2 percent and an all-time-high RevPAR of €94. For the Stockholm county, the number of guest nights reached 13.4 million. The projected shortage in 2021 is 1,900 rooms. Amidst falling hotel risk premiums, Stockholm has been labelled a safe haven by international investors, and many new property owners are entering the hotel market.

"The strong performance of the hospitality sector is the result of Stockholm’s unrivalled role as a leading technology and innovation hub, and a center for business and travel in the Nordics. The growth in international travel has not yet been matched by adequate increases in room capacity and is creating new opportunities for international investors", says Olle Zetterberg, CEO, Stockholm Business Region.

To anticipate the release of attractive real estate it is crucial for international investors to stay informed about development projects, relocations or changes in office rents.

"With the Stockholm hotel investment guide we want to provide information that can help identify new investment opportunities, and improve the chances of a successful market entry", says Tora Holm, Business Development Manager at Invest Stockholm.

The Stockholm hotel investment guide 2017 was produced on behalf of Invest Stockholm by Annordia, a leading financial and strategic advisory firm within the Nordic hotel property market.
