Significant price rises anticipated on Portugal's Silver Coast
Property prices on Portugal's Silver Coast, which are on average thirty percent lower than the Algarve, are set to increase significantly over the next three years, as the area evolves as an upmarket tourist destination. Indeed, Knight Frank tips the Silver Coast as anup and coming prime residential market to watch in its recent Wealth Report.*
Miguel Abreu, Managing Director of Quintas de Óbidos, an exclusive new resort in the Obidos region of the Silver Coast, explains: "Over the last few years, capital growth has remained consistent in Portugal. On the Silver Coast in particular, prices have risen steadily, yet they are still much lower than the Algarve. A lot of public money has been invested into the area, and a number of high quality developments are evolving, therefore prices are more than likely to rise significantly.
"The beauty of the Silver Coast is that it has undergone strict local planning policies which means that it will not be over developed, ensuring that supply and demand will remain equally balanced. It benefits from a high level of seclusion, with thousands of acres of unspoilt countryside, yet is in close proximity to Portugal's bustling capital, Lisbon, with its international airport, which is only ¾ of an hour away."
The Obidos region in particular is emerging as a hotspot. Labelled ‘the Silver Coast's golden triangle', the area comprises around 3,000 hectares (7,400 acres) and is set to have four championship golf courses in two years time, as well as an international standard equestrian centre within one year.
Abreu adds: "At Quintas de Óbidos, we expect prices to double in three years. There is nothing else like it in the area and the exclusivity of the plots, coupled with the exceptional on-site facilities and services mean that demand is set to continue."
Quintas de Óbidos is an exclusive new development incorporating 79 luxurious villas each set within its own private landscaped grounds of 1.3 acres (5,200 m2). The villas are architecturally designed to reflect their Portuguese heritage, and each incorporates an average of 8,500 sq ft (800 m2) of living space.
The entire site covers an area of just over 57 hectares (142 acres), and is interspersed with natural landscaping and a series of fresh water lakes to provide natural wildlife habitats. The development also benefits from extensive walkways which snake around the borders of the lakes.
