Press release —
SNRE II acquires two logistics properties in Gothenburg and Norrköping
Storebrand Nordic Real Estate Fund II (SNRE II) has acquired two logistics properties in Sweden. The investments combine stable cash flows with attractive opportunities for further value creation. The acquisitions complement the fund’s residential investments in Denmark and Finland, together creating a more diversified Nordic core-plus portfolio with exposure across multiple markets and property sectors.
The acquisitions comprise two modern logistics properties in Gothenburg and Norrköping, with a combined lettable area of approximately 36,600 square metres. The properties are fully let to well-established tenants on long-term leases, providing stable cash flows and good sustainability credentials.
Additional development potential
The Gothenburg property also includes building rights in an attractive logistics location, providing the opportunity to develop modern, high-quality logistics space for a new tenant.
- The logistics acquisitions are well aligned with SNRE II’s core-plus strategy of investing in modern, well-located assets that combine stable cash flows with opportunities for long-term value creation, says Henrik Bastman, Portfolio Manager for SNRE II and Managing Director of Storebrand Real Estate Sweden.
Through active asset management, Storebrand Real Estate will pursue initiatives aimed at further enhancing the sustainability profile of the properties. The properties already have energy performance ratings of A and B, respectively, and the ambition is to achieve BREEAM In-Use certification for both assets.
Strengthening SNRE II’s Nordic real estate platform
The acquisitions are in line with SNRE II’s strategy of building a diversified Nordic real estate portfolio across residential, logistics and social infrastructure; sectors considered to offer attractive long-term market fundamentals.
- To date, SNRE II has established a strong Nordic residential platform through investments in Denmark and Finland. With these acquisitions, we are building on the logistics platform we successfully established through SNRE’s first fund. This represents an important step in the fund’s continued development towards a broader and more diversified Nordic real estate portfolio, says Henrik Bastman.
Well positioned for the autumn transaction market
SNRE II has completed four closings to date, most recently in July, while maintaining a strong pace of investment, with more than two-thirds of the fund’s capital already deployed. The investments have been made with continued discipline and in line with the fund’s investment strategy.
- We are entering the autumn transaction season with a strong capital base and significant capacity to pursue attractive investment opportunities. Alongside logistics, we are now also targeting opportunities within social infrastructure, Bastman concludes.
The properties were acquired on 31 August 2026. Gernandt & Danielsson and KPMG acted as Storebrand’s advisers in the transaction.
