Alma and Alea continue partnership with new logistics and light industrial platform in Greater Helsinki

Alma Property Partners (“Alma”) and Alea Partners (“Alea”) are continuing their partnership through a new joint venture backed by Alma Fund IV, Alma’s diversified Nordic value-add fund targeting €500 million in equity commitments. The joint venture has completed its first two acquisitions, comprising logistics and light industrial properties in Vantaa and Tuusula.

The continued partnership will focus on well-located logistics, warehouse and light industrial properties primarily across the Helsinki Metropolitan Area and surrounding municipalities. It builds on UrbanLight, the logistics and light industrial platform established by Alma and Alea in 2023 with the backing of Alma Fund III, the predecessor fund of Alma Fund IV. UrbanLight has since grown into a sizable Greater Helsinki portfolio, reflecting the partners’ shared strategy of acquiring well-located properties with opportunities for active asset management, development and operational improvement.

The first two properties in the new joint venture, located at Ritakuja 1 in Vantaa and Majavantie 10 in Tuusula, were acquired in July 2026.

Ritakuja 1 comprises approximately 3,000 sqm of light industrial space on a substantial 14,600 sqm site with further development potential. Majavantie 10 is located in Sula, an established and growing commercial and industrial area in Tuusula.

“We are very pleased to continue UrbanLight with Alma. The first two acquisitions provide a strong foundation for the new portfolio, combining attractive locations with opportunities for active asset management and further development. The Tuusula property also supports our ambition to acquire or develop modern, energy-efficient buildings. We look forward to expanding the portfolio together with Alma through further acquisitions,” says Mikko Haapalainen, Founding Partner at Alea Partners.

“The new partnership is a natural continuation of our successful UrbanLight collaboration with Alea. We continue to see attractive opportunities across the Finnish logistics and light industrial market, particularly in well-located properties where local sourcing, active ownership and targeted development will create long-term value. Alea has been a strong operating partner for Alma and we look forward to continuing to grow the platform together,” says Robert Landtman, Partner at Alma Property Partners.

The joint venture is actively pursuing further investment opportunities across the Greater Helsinki region and is currently evaluating several potential acquisitions.
