Can leading claims firm ECC help people claim back money lost on retirement community properties?
Fresh hope for families who lost hundreds of thousands of pounds buying retirement community properties

Recent national media articles have alleged serious consumer failings by UK retirement community developers. Highlighted cases include people claiming to have been mis-led about the likely resale value of their property. Others report being assured that the annual costs would generally rise around the same rate as inflation. They had even been shown historical increase records to back this up. However once the deal was done and the client moved into the property, the costs are said to have risen to unmanageable amounts.
The two complaints are directly connected. The disproportionately increasing after-sale running costs are a major factor causing this type of property to become an unattractive proposition for potential buyers.
Savings wiped out
The people whose cases have been reported on have lost serious amounts of money. Retirement community property buyers approach the market as they would for any other property deal. They need somewhere for their elderly relatives, in many cases their parents, to live comfortably with varying levels of support available according to the individual's needs. But they need that home to cater to the specialist requirements of their loved ones.
On the surface the retirement community form of 'assisted living' presents an ideal solution for an older person who needs a little help but is largely capable of independent living and who cherishes their freedom.
However sooner or later the day comes when the apartment is no longer needed. That's when the real problems are exposed. People find themselves unable to sell unless at at a significant, and sometimes catastrophic reduction in price.
One ECC client reports a flat in his mother's over 70s retirement community being sold for a nominal £1 despite the previous owner paying nearly £500,000 for it before she passed away. "The family who inherited it were just desperate," he explains. "They couldn't afford the ongoing £1800 a month fees, and nobody wanted to buy the flat. The family were in a position where they had no choice but to get rid of the property by any means possible.
"It's heartbreaking. Their mother probably thought she was leaving her children a nice inheritance instead of a financial burden."
ECC has a national radio campaign going live on Wednesday, 10th of June 2026 inviting retirement community property owners who believe they have been mis-sold to get in touch.
European Consumer Claims (ECC)
European Consumer Claims are a firm whose headquarters are in the South of Spain. ECC formed in 2016 and initially specialised in claiming compensation on behalf of mis-sold timeshare victims.

Another high profile holiday-related-sector is UK holiday park and lodge sales. Many of these businesses have been exposed in high profile media articles as being deceitful and using questionable business practices similar to the timeshare industry.
ECC is achieving great success in this sector too, with one recent client being awarded a welcome £180,000 in compensation.
Perfectly positioned

"There are notable similarities in the way all three sectors operate. All three require a hefty initial purchase. All three require ongoing fees which increase at levels set unilaterally by the business owners.
"Clients of all three report dishonest and often manipulative sales agents who give misleading indications of resale potential and ongoing costs. In all three sectors the annual costs/fees have increased, post purchase, to levels that are entirely unsustainable for the purchasers."
Wilson believes that the only substantive difference when claiming compensation from retirement community developers is the sum of money being claimed. "The emotive element is that unlike holiday parks and timeshare operations, the victims are our elderly family members. They are people who have deeply impacted our lives and to whom we owe the best care and attention we can afford.
"The fact that the amount of money at stake is usually much greater, can be terrifying for those involved," notes Greg. "It can mean the difference between security and comfort in the subject's twilight years, or financial ruin when they are least equipped to deal with it.
"However from a compensation perspective it is a similar process to holiday ownership claims. We establish the facts of whether wrongdoing has occurred, then our legal partners utilise the various consumer laws available to them so seek financial redress.
"if you believe you have lost money because of mis-selling or other misconduct by a retirement community property developer, do not lose hope. It is essential to document events as thoroughly as you can, then seek expert advice."
