Another Quality Approval from Tanner & Tilley

Poole Borough Council has approved a development proposal at 11 Westminster Road Canford Cliffs Poole to replace one family dwelling with two two storey luxury houses. The approval follows on from a dismissed appeal for three houses on the site, which was then carefully reworked to a two property proposal.

Tanner & Tilley working with David James Architects overcame tree issues and demonstrated that they would be in keeping with the character or appearance of the neighbouring residences.

The amended application was approved without question after the issues that a Planning Inspector raised concerning 3 plots on the site were addressed.

The proposal is to demolish the existing house and erect two detached houses with integral double garages and private front and rear gardens. There has been much thought about landscaping and tree protection where possible.

Ian Hughes Managing Director of Hush developments said of the approval “I am extremely pleased with the grant of planning on our site at 11 Westminster Road. Peter Tanner and the team at Tanner & Tilley have worked very closely with the Poole Borough planning department and it is thanks to Tanner and Tilley and David James Architects that we have achieved this permission for 2 stunning contemporary family homes. I think this scheme deserves to be put forward for a design award.

David James and Peter Tanner carried out an extensive analysis of recent development along Westminster Road and gave a great deal of consideration to the site.In relation to the overall design and how it relates to the surrounding context. In preparing the proposal for the two dwellings he has also sought to positively address the Inspector’s concerns raised in the earlier appeal for the erection of three dwellings.

This part of Westminster Road is in a state of transition with the original single dwellings on large plots being replaced by either modern blocks of flats or contemporary designed detached houses at higher densities and on smaller plots, commensurate with national and local planning policy guidance. This development will sit comfortably within the look and feel of this road and will provide two families with modern homes of an outstanding quality.

The proposed houses have a contemporary design appearance. The materials proposed are glass, painted rendered walls, timber, slate and stone cladding.  The materials form a vital part of the overall design.  The proposed materials respect the character of the surrounding area and compliment their verdant setting.
