Areim divests development project in Uppsala, Sweden
Areim has divested Boländerna 32:2 in Uppsala, Sweden, to Intea Fastigheter AB (publ). Acquired in 2020, the site currently offers 2,250 sqm of lettable area. Prior to the transaction, Areim signed a six-year lease with a Swedish government agency for approximately 6,600 sqm of lettable area, enabling Intea Fastigheter AB (publ) to continue the redevelopment.
The recently signed lease marks a major milestone in Boländerna 32:2’s development journey, securing its transformation into a modern facility under new ownership. Areim maintains a strong presence in Uppsala through its portfolio consisting of 12 light industrial properties, reflecting its commitment to the city’s continued growth.
“This project exemplifies how Areim grows in partnership with our tenants. Through dedicated efforts, we have created value on multiple levels and reshaped an asset from a light industrial property into a social infrastructure property for a government agency. With 40 signed leases in 2025, we continue to see great potential in and around Uppsala,” says Peter Salmén, Asset Manager at Areim.
The property includes building rights for approximately 16,000 sqm. As part of the project, two existing buildings will undergo renovation, while four new buildings are planned for new construction.
“During our ownership, we have unlocked the potential we identified at acquisition. With this transaction, we conclude our value-creation phase, and we are confident that we have found the right buyer to take the project forward and enhance it further through redevelopment. We look forward to following its successful completion,” says Filip Jilsén, Senior Associate, Investments at Areim.
The transaction closed on 13 January.
