Sparkasse Dortmund mietet knapp 1.900 m² für neue Flagship-Filiale

Aroundtown hat im Hansahaus Dortmund an der Hansastraße 95 einen langfristigen Mietvertrag abgeschlossen: Die Sparkasse Dortmund mietet knapp 1.900 m² und plant dort die Eröffnung einer neuen Flagship-Filiale. Gleichzeitig befindet sich ein Teil der Immobilie im Umbau zu 134 Serviced Apartments, deren Eröffnung voraussichtlich bis Ende 2026 geplant ist.

Die Neuvermietung an die Sparkasse Dortmund ist ein wichtiger Schritt in der weiteren Positionierung des Hansahauses und stärkt zugleich den Standort in der Dortmunder Innenstadt. Die Eröffnung der Flagship-Filiale bietet zudem einen Mehrwert für das direkte Umfeld. Die Anmietung wurde durch Anteon Immobilien vermittelt.

„Mit der Sparkasse Dortmund gewinnen wir einen starken regionalen Mieter für das Hansahaus. Die geplante Flagship-Filiale wird den Standort weiter beleben und zusätzliche Frequenz in die Immobilie bringen. Die geplanten Serviced Apartments fügen sich in Aroundtowns Mixed-Use-Strategie ein, Bestandsimmobilien in zentralen urbanen Lagen durch ergänzende Nutzungen widerstandsfähiger und langfristig wertstärker aufzustellen. Am Königswall 1-3 in Dortmund befinden sich ebenfalls 51 Serviced Apartments im Umbau und sollen in diesem Sommer fertiggestellt werden.

Aroundtown Further Develops Hansahaus Dortmund with New Lease to Sparkasse and Serviced Apartments

Sparkasse Dortmund leases nearly 1,900 sqm for new flagship branch

Aroundtown has signed a long-term lease agreement at Hansahaus Dortmund, located at Hansastrasse 95: Sparkasse Dortmund has leased nearly 1,900 sqm and plans to open a new flagship branch at the property. At the same time, part of the building is being converted into 134 serviced apartments, with the opening currently scheduled by the end of 2026.

The new lease with Sparkasse Dortmund marks an important step in the further positioning of Hansahaus and also strengthens the location in Dortmund’s city centre. The opening of the flagship branch will also create added value for the immediate surroundings. The transaction was brokered by Anteon Immobilien.

“With Sparkasse Dortmund, we are bringing a strong regional tenant to Hansahaus. The planned flagship branch will further enliven the location and generate additional footfall within the property. Together with the conversion of part of the building into serviced apartments, this will create a modern mixed-use concept that makes even better use of Hansahaus’s central location,” says Amir Stern, Regional Director West at Aroundtown.

The planned serviced apartments are in line with Aroundtown’s mixed-use strategy of making existing properties in central urban locations more resilient and more valuable over the long term through complementary uses. At Königswall 1-3 in Dortmund, 51 serviced apartments are also currently being renovated and are scheduled to be completed this summer.

Hansahaus is centrally located at Hansastrasse 95 and is considered a landmark in Dortmund. Its immediate proximity to the “Stadtgarten” underground station, a key interchange for several underground lines, the Dortmund Central Station within walking distance and its excellent connection to the Wallring all underline the particular appeal of the building. Its proximity to the city centre and its wide range of shopping amenities further enhances the quality of the location.
