Aroundtown führt Innovationsförderung kontinuierlich fort: AtechX startet vierte Kohorte mit elf internationalen Start-ups

AtechX, Aroundtowns Innovation- und Venture-Plattform, startet die vierte Kohorte. In den kommenden Monaten werden elf ausgewählte Start-ups technologische Lösungen für zentrale Herausforderungen der Immobilienbranche weiterentwickeln. Im Fokus stehen unter anderem Energieeffizienz, operative Exzellenz und Bestandstransformation sowie neue Ansätze für Baustellenautomatisierung, Flächensanierung, Prozessoptimierung, Planungseffizienz und Immobilienmanagement.

Die vierte Kohorte markiert eine Weiterentwicklung von AtechX. Durch den Ausbau des Partnernetzwerks und die damit verbundene internationale Reichweite schärft das Programm seine Ausrichtung: Im Fokus stehen zunehmend auch Later-Stage-Start-ups und Scale-ups, die bereits über fortgeschrittene Produktentwicklungen verfügen. Sie können ihre Lösungen in den Portfolios von Aroundtown und dem umfangreichen AtechX-Netzwerk weiterentwickeln, auf konkrete Anwendungsfälle übertragen und Skalierungspotenziale in realen Immobilienbeständen prüfen. Auch über die Programmlaufzeit hinaus begleitet AtechX besonders vielversprechende Lösungen bei ihrer weiteren Entwicklung.

"Das Spannendste an einem Start-up sind für mich die Gründerinnen und Gründer. Die letzten Kohorten haben bereits besonders starke innovative Lösungen hervorgebracht, die wir bereits erfolgreich in mehreren Immobilien implementieren konnten. Das passt zu der Richtung, in die wir AtechX weiterentwickelt haben. Wir begleiten nicht nur die Anfangsphase, sondern auch Scale-ups mit bereits fortgeschrittenen Lösungen“, sagt Angie Mahtaney, Principal des AtechX-Teams. „Die aktuelle Kohorte könnte unterschiedlicher kaum sein. Sie kommen aus verschiedenen Märkten, lösen unterschiedliche Probleme und bringen sehr eigene Perspektiven mit. Über die Förderung von Innovation hinaus haben diese Lösungen das Potenzial, die Performance von Gebäuden zu verbessern und so effizientere, widerstandsfähigere und zukunftsfähige Immobilienportfolios zu ermöglichen. Wer eine Woche mit solchen Gründerinnen und Gründern arbeitet, muss nicht mehr darüber spekulieren, wohin sich die Branche entwickelt. Die nächsten 16 Wochen sind der Auftakt, um genau das ins Rollen zu bringen."

Übersicht der Start-ups in der vierten AtechX-Kohorte:

NAVOU – entwickelt Lösungen zur Transformation von Bestandsgebäuden in energieeffizienten bezahlbaren Wohnraum. Grundlage sind ein eigenes modulares Holzbausystem und ein vollständig digitalisierter, datengetriebener Sanierungsprozess.

SCALE ENERGY – entwickelt Full-Stack-Batteriespeicherlösungen und einen eigenen Energiemanagement-Algorithmus für Industrie- und Gewerbestandorte. Das Unternehmen nutzt das bislang ungenutzte Potenzial bestehender Netzanschlüsse, um ein dezentrales Batteriespeichernetzwerk aufzubauen, das eines der größten in Europa werden soll.

TEQUS – entwickelt patentierte, F-gasfreie Hochtemperatur-Wärmepumpen auf CO₂-Basis für Kühlung und Heizung, die Gas- und Ölkessel in Gewerbe- und Industriegebäuden ersetzen können.

REMEDY SCIENTIFIC – entwickelt Umwelt-Sanierungstechnologie, die automatisierte, sensorgesteuerte Systeme auf Basis von Chemie und KI nutzt, um belastete Grundstücke, einschließlich PFAS, zu dekontaminieren und wieder für produktive Immobiliennutzungen verfügbar zu machen.

MUVAN – bietet eine KI-basierte Plattform für Asset- und Property-Management, die Prozesse in Vermietung, Finanzen und Betrieb durch automatisiertes Reporting und Tracking-Dashboards unterstützt.

ASTRACITE – produziert klimapositives Anodenmaterial für Lithium-Ionen-Batterien aus abgeschiedenem CO₂ und recyceltem Batteriegraphit und reduziert damit die Abhängigkeit von abgebautem oder importiertem Graphit.

PARSEWISE – KI-Infrastrukturunternehmen, das Immobiliendokumente in eine einheitliche, nachvollziehbare Datenstruktur überführt. Damit schafft das Unternehmen die Basis für Prozessautomatisierung und portfolioübergreifende Analysen auf Grundlage verlässlicher, maschinenlesbarer Daten.

ORIGIN TECH – Unternehmen im Bereich Physical AI, das vielseitig einsetzbare Roboter für die gebaute Umwelt entwickelt. Ziel ist es, wiederkehrende und arbeitsintensive Tätigkeiten auf Baustellen mithilfe von Robotik und KI zu automatisieren.

REPERKS – KI-gestützte Plattform für die Betriebs- und Nebenkostenabrechnung von Wohn- und Gewerbeimmobilien. Die Lösung automatisiert komplexe und fehleranfällige Prozesse bei der Berechnung und Abstimmung von Kosten.

SMART SITE – entwickelt eine IoT- und Agentic-AI-Plattform, die die „vertikalen Mobilitätsadern“ von Baustellen wie Aufzüge, Kräne und Treppenhäuser digitalisiert. Nachrüstbare Edge-Geräte erfassen Menschen, Materialien und Werkzeuge in Echtzeit und speisen eine Cloud-Plattform mit KPI-Dashboards, Predictive Maintenance und einem Agentic-AI-Copilot für Erkenntnisse zu Produktivität, Sicherheit und Schutz.

EMULATE – entwickelt KI-gestützte Software für Planung und Genehmigung, die Bauanträge, Prüfprozesse, Design-Reviews und Code-Audits automatisiert.

Mit der vierten Kohorte rückt AtechX erneut Themen in den Fokus, die für die Weiterentwicklung der Immobilienbranche zentral sind: der effizientere Umgang mit Beständen, der Einsatz neuer Technologien im Betrieb und die Verbindung von Nachhaltigkeit, Digitalisierung und Wirtschaftlichkeit. Damit zeigt die Kohorte, wie breit Innovation in der Immobilienwirtschaft heute gedacht werden muss.

Aroundtown continues to advance innovation: AtechX launches fourth cohort with eleven international start-ups

AtechX, Aroundtown’s innovation and venture platform, is launching its fourth cohort. Over the coming months, eleven selected start-ups will further develop technological solutions addressing key challenges in the real estate sector. Focus areas include energy efficiency, operational excellence and the transformation of existing buildings, as well as new approaches to construction site automation, land remediation, workflow automation, planning efficiency and real estate management.

The fourth cohort marks the next stage in the development of AtechX. With the expansion of the partner network and its growing international reach, the program is sharpening its focus. Increasingly, this also includes later-stage start-ups and scale-ups with already advanced product developments. They can further develop their solutions within the portfolios of Aroundtown and the extensive AtechX network, apply them to specific use cases and assess their scaling potential in real real estate portfolios. Beyond the program itself, AtechX also continues to support particularly promising solutions in their further development.

Overview of the start-ups in the fourth AtechX cohort:

NAVOU – develops solutions for transforming existing buildings into energy-efficient, affordable housing. Its approach is based on a proprietary modular timber construction system and a fully digitized, data-driven refurbishment process.

SCALE ENERGY – develops full-stack battery storage solutions and its own energy management algorithm for industrial and commercial sites. The company uses the previously untapped potential of existing grid connections to build a decentralised battery storage network that is set to become one of the largest in Europe.

TEQUS – develops patented, F-gas-free, CO₂-based high-temperature heat pumps for cooling and heating, which can replace gas and oil boilers in commercial and industrial buildings.

REMEDY SCIENTIFIC – develops environmental remediation technology that uses automated, sensor-controlled systems based on chemistry and AI to decontaminate polluted sites, including PFAS, and make them available again for productive real estate use.

MUVAN – offers an AI-based platform for asset and property management that supports leasing, finance and operational processes through automated reporting and tracking dashboards.

ASTRACITE – produces climate-positive anode material for lithium-ion batteries from captured CO₂ and recycled battery graphite, reducing dependency on mined or imported graphite.

PARSEWISE – AI Infrastructure company that is building the underlying ontology that structures unstructured real estate documents into a common, traceable data layer; the foundation that lets workflow automation and portfolio-wide intelligence actually run on trusted, machine-readable data.

ORIGIN TECH – physical AI company building general-purpose robots for the built world - automating repetitive, labor-intensive construction tasks with hardware and engineered AI.

REPERKS – AI led platform for utility cost billing - automating the complex, error-prone work of calculating and reconciling service charges for residential and commercial real estate.

SMART SITE – develops an IoT and agentic AI platform that digitizes the “vertical mobility arteries” of construction sites, such as lifts, cranes and stairwells. Retrofit edge devices capture the movement of people, materials and tools in real time and feed a cloud platform with KPI dashboards, predictive maintenance and an agentic AI copilot that provides insights into productivity, safety and security.

EMULATE – develops AI-supported software for planning and permitting that automates building applications, review processes, design reviews and code audits.

With its fourth cohort, AtechX is once again placing the focus on topics that are central to the further development of the real estate sector: making more efficient use of existing buildings, applying new technologies in operations, and connecting sustainability, digitization and commercial viability. The cohort demonstrates how broad the understanding of innovation in real estate needs to be today.
