Black on white - Now we know how much a property owner can save with digital facility management

Would you like to save 10-15% on your property energy consumption?

How about saving 60% of the indoor consulting costs and manual HVAC expert work?

Would you make an investment into your property that had an internal rate of return in the double digits?

The technological revolution has been looming in the property industry for a long time. Most of the promises on huge saving and deduction of CO2-emission has been based on estimations and guess-work. But, the best way of tackling vague promises is to crunch data and present detailed results. Our data shows that the question of whether switching to digital maintenance is profitable or not is a no-brainer.

At Nuuka, we have collected data from more than 3,000 buildings in six countries over multiple years and identified several benefits that can be achieved by automation of energy management, operation, and building technology optimization via artificial intelligence (AI).

Based on the collected data and from weekly discussions with property owners, we can prove that the digitalization of building operational technologies creates:

-Savings on Operational Cost

-Improvement of Indoor Climate

-Deduction of CO2 emissions

These benefits improve the cash flow for the property owner and hence increase the property value.

Tangible benefits that go beyond operational cost savings

Let us use public buildings in Finland as an example to estimate the average cost of energy consumption and the costs of maintenance visits. Further, we can also calculate the amount of expert work required for HVAC technology operation and indoor air consulting through these buildings.

The average cost for energy consumption and maintenance in the above-mentioned categories was €28 per square meter per year in the buildings before digitalization.

Reduced energy consumption, expert work, and more
  • On an annual basis, the consumption of electrical energy can be reduced by 10 percent, and the consumption of heating and cooling energy by 7 percent with the use of automatic energy analytics and automatic HVAC process diagnostics.
  • Expert work is reduced by 60% with automatic HVAC process diagnostics, compared to traditional remote management service and BMS monitoring.
  • Indoor air consulting and related survey costs were reduced by 50% with the introduction of wireless indoor air sensors to monitor indoor air automatically in real-time.
  • Electricity consumption of air ventilation reduced by 15%, and heating and cooling energy consumption of air ventilation reduced by 10% when optimized by artificial intelligence (ensuring CO2 levels and pressure remains ideal)
Savings up to €7,7 per square meter and year are now possible to achieve for property owners.

The internal rate of return on investments is easily double-digit. For many property owners, this exceeds the capital requirement's return and makes the investment a no-brainer.

So, let us put all doubts whether it is time for property owners to start connecting their buildings or not where they belong and start planning for an automated and optimized operation that will make buildings healthy for people, businesses, and the environment.
