Ground-breaking ceremony for Panattoni’s first project in Gothenburg
In 2023, Panattoni acquired a real estate property in Landvetter, just outside Gothenburg. Now it is time to commence building a city-near logistics and industrial property with direct access to Route 40 and near Gothenburg-Landvetter Airport and the Port of Gothenburg.
This Wednesday, a ceremonial spade in the ground marked the beginning of constructing the brownfield project Panattoni Park in Landvetter. Panattoni will replace an existing building with a new, modern, green-certified logistics facility. The property will have a high sustainability standard and hold a BREEAM Excellent certificate. Among other things, this means preparing the roof for solar panels and adapting parking lots, charging stations and patios to fit the needs of the tenants.
A local construction company, MVB Väst, has been contracted to build a property totalling 14,300 sqm, including an entresol floor and concept office. It is estimated to be ready for occupancy in Q1 2025.
At the ground-breaking ceremony, around 50 persons gathered to celebrate, including representatives from Härryda municipality, potential tenants and staff from MVB Väst.
Ever since entering the Swedish market in 2021, Panattoni has had an ambitious goal of being the market leader in terms of developed square meters. The company has recently finished its first project in Enköping and this summer will two more projects in Rosersberg and Strängnäs be ready for tenants. Several more projects are underway in Sweden and Denmark, where Panattoni established in 2023.
- This is our first project in the Gothenburg region and our first Swedish brownfield project. And it’s an additional boost to develop an already built property that’s in bad shape into a sustainable and modern facility. Already, we have massive interest from tenants thanks to the optimal placement along Route 40 and are in multiple dialogues with potential customers, says Fredrik Jagersjö Rosell, Managing Director of Panattoni Sweden.
- We are pleased to be trusted to keep developing attractive logistics properties with Panattoni. We have an excellent and fruitful cooperation with a clear consensus regarding the project’s sustainability targets, which bodes well for turning this into an exquisite property, says Henrik Ljungdahl, Managing Director of MVB Väst.
Härryda municipality was also present …
- We are thrilled to welcome Panattoni to Härryda. I look forward to following the project and the company that eventually moves in and gets the chance to run its operations here. There is a massive demand for warehouse and logistics properties in the Gothenburg region, and many set their sights on Härryda municipality given our strategic position, says Helena Alterby Nordström, Head of Business Development, Härryda municipality.
- It is gratifying to see an area with an older local plan used for new establishments that create more jobs in our municipality and increase revenues for our welfare. We politicians have set the aim that we shall offer the best corporate climate in Sweden, and a part of that is offering good service to companies moving here, says Mikael Johannisson, Vice Chairman of the Municipal Board of Härryda.
Once completed, tenants will be offered brand-new, flexible areas with a high sustainability standard ranging from 4,000 to 14,300 sqm (BTA). One or two tenants can share the facility. The property, with an excellent display location along Route 40, will be certified according to BREEAM Excellent and ready for occupancy by the beginning of 2025.
