Revelop boosts asset performance through technical precision

Botkyrka, 20 August 2025 – Through targeted, technically driven energy optimisation, Revelop has improved the performance of its largest assets, raising the scattered energy ratings from levels G–E to a consistent, documented level D. Behind this success are investments in ventilation, solar panels, AI-based control systems and insulation measures, among other things, demonstrating the power of modernising existing buildings.

Revelop is an active investor in the Swedish property market, investing in real estate with untapped potential in growing urban areas, while contributing to sustainable urban development.

A prime example of this strategy is the Tumba 7:150 asset in Botkyrka, just outside Stockholm, which was acquired at the end of 2016. Through systematic investments and technical upgrades, the asset has achieved significant energy performance improvements. Following a recent update, the number of energy declarations has been reduced from nine to four – all of which are now classified at level D.

“Integrating technical improvements from the point of acquisition is a cornerstone of our strategy,” says Kim Vilkas, Director Technical Management at Revelop.

“We carry out structured analyses and draw up a technical action plan for each property. This enables us to work long-term, prioritise the right investments and ensure that each step contributes to increased energy efficiency and operational reliability."

Key measures implemented include:

  • Replacement and modernisation of ventilation systems
  • Installation and connection of advanced control and regulation technology
  • Installation of 476 kW solar panels
  • Insulation of exterior walls and fan rooms, and re-roofing
  • Optimisation of cooling machines
  • Implementation of AI-based operational optimisation
  • Replacement of outdoor lighting with LED

These types of investments are not only good for the climate – they also strengthen the property's long-term value and position in the market.

"Energy efficiency is a business-critical issue today. Being able to raise a building several steps in energy classification proves that there are both climate benefits and economic viability in working strategically with sustainable transition. This is fully in line with both the EU's revised Energy Performance of Buildings Directive (EPBD) and Sweden's upcoming energy renovation plan, under which requirements for energy efficiency in existing buildings will increase significantly," says Anna Brännström, Head of Sustainable Transformation.
