Revelop converts office building into a destination hotel – Welcomes Ruby Hotels and IHG to Malmö

Malmö, Sweden - September 3 – Revelop, that invests in real estate with untapped potential, has taken the next major step in converting its Norsen asset in Malmö to a hotel. The company has signed a 20-year lease agreement with Ruby Group, a German-based hotel group renowned for its Lean Luxury concept, to bring a new 78-room destination hotel to life in the heart of Malmö.

The project letting follows Revelop’s earlier announcement regarding the revitalization of Norsen 12 in Malmö following the adoption of a new zoning plan allowing hotel use. The asset is located in the vibrant Davidshall district, around the corner from Triangeln commuter train station. With Ruby Group as hotel partner, the conversion project shifts into its next phase of design and preparation. The opening is planned for in the fourth quarter of 2027.

“This partnership with Ruby Group aligns perfectly with our mission to rethink, repurpose and revive existing buildings in a sustainable way,” says Mathias Björkman, Head of Real Estate at Revelop.

“Together, we’re turning a historically significant office building into a modern destination hotel – without compromising on quality, character, or environmental responsibility. With the Ruby brand now part of the IHG Hotels & Resorts since February 2025, Revelop is proud to bring yet another distinctive hotel offering to the Swedish market.”

Malmö is Sweden’s third largest city, located in the very south of Sweden, also called the Öresund region that covers the Copenhagen area in Denmark as well. The region is attractive to many businesses and habitants on both sides of Öresund, largely due to its closeness to the European continent. Despite the regional growth, Malmö is undersupplied with hotel beds, which further supports Revelop’s hotel conversion project in Norsen and adds valuable qualities for travellers and businesses.

The destination hotel will become a cornerstone of a broader urban activation project around the Triangeln area. At the asset, the much-loved Brogatan restaurant will serve as a culinary anchor, creating a social hub where hospitality, food and local culture intersect, both inside the restaurant and with a vibrant outdoor area. Several other restaurants and shops are located in the area too, already making it one pf the most vibrant neighborhoods in Malmö.

Ruby Hotels, known for transforming urban buildings into sophisticated hospitality experiences, mirrors Revelop’s philosophy to transform rather than demolish. By avoiding new construction, the collaboration will significantly reduce environmental impact while adding long-term cultural and economic value to the area. Since February 2025, the Ruby brand has been part of the Intercontinental Hotel Group (IHG).
