Neue Entwicklungen für das Industriegelände am Henschelplatz: Aroundtown erhält Baugenehmigung für Hallenneubau mit 100 % Vorvermietung im Industriepark Kassel Mittelfeld

Die Baugenehmigung für den Hallenneubau liegt vor und markiert den Startschuss für die Weiterentwicklung des Industrieparks Kassel Mittelfeld. Denn mit dem Vorliegen der Baugenehmigung und dem Abschluss zweier langfristiger Mietverträge über insgesamt 11.330 m² ist der Neubau bereits zu 100 % vorvermietet.

Auf einem bisher ungenutzten Teilareal des Industriegeländes am Henschelplatz schreiten Verdichtung und zielgerichtete Weiterentwicklung in großen Schritten voran. Geplant sind der Neubau der Halle inkl. Büroflächen sowie die Errichtung von Hof- und Verkehrsflächen, Vordachflächen, Freiflächen sowie ein Stellplatzbereich. Ein doppelter Erfolg: Aroundtowns Experten für Commercial Asset Management haben den Hallenneubau in enger Abstimmung mit den neuen Mietern konzipiert und eine vollständige Vorvermietung des Hallenneubaus erzielt. Die Anforderungen der künftigen Mieter an die Flächen werden optimal für die zukünftigen Nutzungen umgesetzt. Mit den beiden neuen Mietern ist der Neubau im Industriepark langfristig und nachhaltig aufgestellt. Für den Hallenneubau wird nach Fertigstellung eine DGNB-Zertifizierung in Gold in Verbindung mit der Installation einer Photovoltaikanlage angestrebt.

Auf dem Areal sind weitere Logistik- und Produktionshallen sowie ein Büroneubau mit Gastronomie möglich.

Langfristige Nutzung für Lager, Logistik und Vertrieb

Insgesamt werden auf dem Gelände ca. 10.620 m² Hallenfläche und rund 710 m² Büroflächenanteil neu geschaffen und langfristig vermietet. Den Hallenneubau teilen sich künftig die Firma GL Spezialverglasung mit ca. 5.050 m² und der Getränke und Lebensmittellieferant flaschenpost SE mit 6.280 m² Hallen- und Bürofläche. flaschenpost SE wird von hier Getränke und Lebensmittel in das Kasseler Stadtgebiet liefern. Die GL Spezialverglasung, Marktführer für Spezialverglasungen von Schienenfahrzeugen, nutzt die Flächen als Lager- und Logistikhalle. Die Baugrundvorbereitungen werden kurzfristig erfolgen. Ein Generalunternehmen ist bereits mit dem Hallenneubau beauftragt.

New developments for the industrial site at Henschelplatz: Aroundtown receives building permit for new hall with 100% pre-letting in the Kassel Mittelfeld Industrial Park

The building permit for the new hall construction has been issued and marks the starting signal for the further development of the Kassel Mittelfeld Industrial Park. Now that the building permit has been issued and two long-term leases for a total of 11,330 m² have been signed, the new building is already 100% pre-let.

On a previously unused part of the industrial site at Henschelplatz, densification and targeted further development are progressing quickly. The plans include the construction of the new hall, including office space, as well as the construction of courtyard and circulation areas, canopy areas, open spaces and a parking area.

As a twofold success, Aroundtown's commercial asset management experts designed the new hall in close coordination with the new tenants and achieved full pre-leasing of the new hall. The future tenants’ requirements are optimally implemented. With two new tenants, the new building in the industrial park is set up for the long term and on a sustainable basis. After completion, the aim is to obtain DGNB gold certification for the new hall building in conjunction with the installation of a photovoltaic system.

Further logistics and production halls as well as a new office building with gastronomy are possible on the site.

Long-term use for warehousing, logistics and distribution

A total of approx. 10,620 m² of new warehouse space and around 710 m² of office space will be created on the site and leased on a long-term basis. In future, the new hall building will be shared by the company GL Spezialverglasung with approx. 5,050 m² and the beverage and food supplier flaschenpost SE with approx. 6,280 m² of hall and office space. flaschenpost SE will deliver beverages and food to the Kassel urban area from here.
