Aroundtown’s mixed-use property Coolse Poort in Rotterdam nominated for the Rotterdam Architecture Prize 2026

Inclusion in the 2026 jury selection recognises the architectural transformation of the building on Coolsingel and its further development to meet today’s requirements / Announcement of the Rotterdam Architecture Prize on 12 June 2026

Coolse Poort in Rotterdam, a mixed-use property in Aroundtown’s portfolio, has been nominated for the Rotterdam Architecture Prize 2026. The project is therefore among a total of ten nominated properties selected by an independent jury as part of the architecture award. The Rotterdam Architecture Prize (Rotterdam Architectuurprijs) is initiated by the City of Rotterdam and organised by the Rotterdam Architecture Institute (AIR).

Aroundtown has redeveloped and fully refurbished the former office building as part of a comprehensive repositioning and converted it into a mixed-use property. The revitalisation of the property builds on the historic substance of the brutalist building (shown here in the video) and adapts it to modern use requirements. This includes opening up the façade, creating greater transparency between inside and outside, as well as carrying out a functional and technical modernisation. In its current form, the property represents a mixed-use concept comprising serviced apartments, office space and fitness facilities. The nomination therefore recognises not only the architectural quality of the project, but also the mixed-use approach as a model for the contemporary development of buildings. Located prominently at the intersection of Blaak and Coolsingel, Coolse Poort forms part of Rotterdam’s best-known historic boulevard. The property has an excellent sustainability profile and sets benchmarks in energy efficiency, water management and waste reduction.

The nomination follows the successful repositioning of the building. After its conversion and technical modernisation, long-term lease agreements were signed, including with Numa, Workspot and SportCity, and further lease negotiations are ongoing.

The winner of the Rotterdam Architecture Prize 2026 will be announced on 12 June, while voting for the nominated projects is open on the award website until 8 May 2026. The prize has been awarded annually since 2011. Among the other ten nominees this year are renowned projects such as the migration museum Fenix and the timber landmark SAWA, which is regarded as an inner-city example of sustainability.

Each year, the award highlights the city’s best new buildings and transformation projects. Coolse Poort was designed in 1979 by the architectural firm GROOSMAN and reinterpreted by the same firm almost 50 years later.

Aroundtowns mixed-use object Coolse Poort in Rotterdam genomineerd voor de Rotterdam Architectuurprijs 2026

De opname in de juryselectie voor 2026 is een erkenning voor de architectonische transformatie van het gebouw aan de Coolsingel en de aanpassing ervan aan de eisen van vandaag / Bekendmaking van de Rotterdamse Architectuurprijs op 12 juni 2026

Coolse Poort in Rotterdam, een mixed-use-gebouw in de portefeuille van Aroundtown, is genomineerd voor de Rotterdam Architectuurprijs 2026. Het project behoort daarmee tot een selectie van in totaal tien genomineerde objecten, die in het kader van de architectuurprijs door een onafhankelijke jury zijn geselecteerd. De Rotterdam Architectuurprijs wordt geïnitieerd door de gemeente Rotterdam en georganiseerd door AIR – Architectuur Instituut Rotterdam.

Aroundtown heeft het voormalige kantoorgebouw in het kader van een omvangrijke herpositionering verder ontwikkeld, volledig gerenoveerd en getransformeerd tot een mixed-use object. De revitalisering van het object bouwt voort op de historische substantie van het brutalistische gebouw (hier in de video te zien) en past deze aan aan moderne gebruikseisen. Daartoe behoren het openen van de gevel, meer transparantie tussen binnen en buiten, evenals een functionele en technische modernisering. In zijn huidige vorm staat het object voor een mixed-use-concept met serviced apartments, kantoor- en fitnessruimten. De nominatie onderstreept daarmee niet alleen de architectonische kwaliteit van het project, maar ook het mixed-useconcept als model voor de eigentijdse doorontwikkeling van gebouwen.

Gelegen op een centrale locatie op de kruising van Blaak en Coolsingel maakt Coolse Poort deel uit van Rotterdams bekendste historische boulevard. Het gebouw heeft een uitstekende duurzaamheidsprofiel en zet maatstaven op het gebied van energie-efficiëntie, waterbeheer en afvalreductie.

De nominatie sluit aan op de succesvolle herpositionering van het gebouw. Na de functiewijziging en technische vernieuwing werden langlopende huurovereenkomsten afgesloten, onder meer met Numa, Workspot en SportCity, en lopen verdere huuronderhandelingen.

De winnaar van de Rotterdam Architectuurprijs 2026 wordt bekendgemaakt op 12 juni. Tot en met 8 mei 2026 kan op de website van de prijs worden gestemd op de genomineerde projecten. De prijs wordt sinds 2011 jaarlijks uitgereikt. Tot de overige tien genomineerden van dit jaar behoren toonaangevende projecten zoals Migratiemuseum Fenix en het houten icoon SAWA, dat geldt als een binnenstedelijk voorbeeldproject van duurzaamheid.

Coolse Poort in Rotterdam, ein Mixed-Use-Gebäude des Aroundtown-Portfolios, ist für den Rotterdam Architekturpreis 2026 nominiert. Das Projekt gehört damit zu einer Auswahl von insgesamt zehn nominierten Objekten, die im Rahmen des Architekturpreises von einer unabhängigen Jury ausgewählt wurden. Der Rotterdam Architekturpreis (Rotterdam Architectuurprijs) wird von der Stadt Rotterdam initiiert und vom Architektur Institut Rotterdam (AIR) organisiert.

Aroundtown hat das ehemalige Bürogebäude im Rahmen einer umfassenden Neupositionierung weiterentwickelt, vollständig saniert und in ein Mixed-Use-Objekt umgewandelt. Die Revitalisierung des Objekts greift die historische Substanz des brutalistischen Gebäudes auf (hier im Video zu sehen) und entwickelt sie für moderne Nutzungsanforderungen weiter. Dazu zählen die Öffnung der Fassade, mehr Transparenz zwischen innen und außen sowie eine funktionale und technische Modernisierung. In seiner heutigen Ausprägung steht das Objekt für ein gemischt genutztes Konzept aus Serviced Apartments, Büro- und Fitnessflächen. Die Nominierung würdigt damit nicht nur die architektonische Qualität des Projekts, sondern auch den Mixed-Use-Ansatz als Modell zur zeitgemäßen Weiterentwicklung von Gebäuden.
Zentral an der Kreuzung von Blaak und Coolsingel gelegen, ist Coolse Poort Teil von Rotterdams bekanntestem historischen Boulevard. Die Immobilie hat eine hervorragende Nachhaltigkeitsbilanz und setzt Maßstäbe in den Bereichen Energieeffizienz, Wassermanagement sowie Abfallreduzierung.

Die Nominierung schließt an die erfolgreiche Neupositionierung des Gebäudes an. Nach der Umnutzung und technischen Erneuerung wurden langfristige Mietverträge abgeschlossen, unter anderem mit Numa, Workspot und SportCity, und weitere Mietverhandlungen laufen.

Der Sieger des Rotterdamer Architekturpreises 2026 wird am 12. Juni bekanntgegeben, bis zum 8. Mai 2026 kann auf der Website des Architekturpreises für die nominierten Objekte abgestimmt werden. Seit 2011 wird der Preis jährlich vergeben.
