Aroundtown verbessert BREEAM-Zertifizierungen
Das niederländische Portfolio steigert seine Nachhaltigkeitsperformance deutlich
Aroundtown verbessert die Nachhaltigkeitsperformance seines niederländischen Portfolios auch nach Erreichen einer 100%igen BREEAM-Zertifizierungsquote konsequent weiter. 2025 wurden 34 Objekte im Hinblick auf ihre BREEAM-Bewertung aufgewertet. 93 % der Objekte haben im Rahmen der Rezertifizierung eine „Gut”- oder „Sehr Gut”-Bewertung erhalten. Mehrere Investitionen, die von der Aktualisierung der technischen Systeme bis zur Erhöhung der Biodiversität reichten, unterstützten die Bewertungsverbesserung. Diese Nachhaltigkeitsanforderungen wurden zur Förderung der Mieterbindung in neue Mietverträge integriert. Dieser Ansatz trägt zu längeren Mietlaufzeiten bei. Damit stärkt Aroundtown seinen Fokus auf nachhaltige Bestandsentwicklung und langfristige Wertsteigerung.
Ein Vorzeigeobjekt ist „Erasmusstaete“ in Rotterdam: Die BREEAM-Bewertung des Gebäudes konnte von 32,21 % („Befriedigend“) auf 62,58 % („Sehr Gut“) gesteigert werden. Durch gezielte Maßnahmen wie die Steigerung des Wohlbefindens der Gebäudenutzer:innen und der Energieeffizienz wurde zudem die EPC-Einstufung von A auf A+++ angehoben. Das Gebäude verfügt über ein Paris-Proof-WEII-Zertifikat und steht somit mit den Pariser Klimazielen im Einklang. Als Vorreiter im Umweltbereich haben die Niederlande den Paris-Proof -Standard eingeführt, der den Energieverbrauch in Gebäuden bis 2050 um zwei Drittel gegenüber dem aktuellen Durchschnitt senken soll. Grundlage sind Bewertungen, die auch die CO₂-Emissionen über den gesamten Lebenszyklus eines Gebäudes berücksichtigen.
Die Zertifizierungen wurden in enger Zusammenarbeit mit dem Auditor Longevity Partners erreicht. Die Ergebnisse verdeutlichen, dass kontinuierliche und konsequente Maßnahmen messbare Verbesserungen ermöglichen. „Nachhaltigkeit ist für Aroundtown kein Einzelprojekt, sondern ein fortlaufender Prozess zur Stärkung der Resilienz und Zukunftsfähigkeit des Portfolios. Unser Anspruch ist es, die Transformation des Bestands messbar voranzutreiben und kontinuierlich weiterzuentwickeln“, erklärt Limor Bermann, Chief Sustainability Officer bei Aroundtown.
Mehr als 70 % von Aroundtowns Gewerbeportfolio verfügt über eine BREEAM-Zertifizierung. Künftig soll dieser Rezertifizierungsansatz ausgeweitet werden, um den gesamten BREEAM-Score des Portfolios weiter zu verbessern.
Seit 1990 ist BREEAM (Building Research Establishment Environmental Assessment Method) eines der führenden internationalen Zertifizierungssysteme zur Bewertung der Nachhaltigkeit von Immobilien. Durch seinen ganzheitlichen Ansatz ermöglicht BREEAM die weltweite Vergleichbarkeit von Gebäuden anhand festgelegter Nachhaltigkeitsziele. Es bewertet Immobilien in Kategorien wie Management, Gesundheit und Wohlbefinden, Energie, Transport, Wasser, Materialien, Abfall, Landnutzung und Ökologie sowie Umweltverschmutzung. Das System definiert klare Nachhaltigkeitsstandards und sorgt durch seine globale Vergleichbarkeit für einen einheitlichen Bewertungsmaßstab, der sich für Bestandsgebäude, wie auch Neubau und Sanierungsprojekte anwenden lässt. BREEAM fördert die Erfassung des aktuellen Nachhaltigkeitszustands sowie die kontinuierliche Optimierung der Gebäude durch den wiederkehrenden Rezertifizierungsprozess. Durch die internationale Relevanz und breite Anwendbarkeit unterstützt eine BREEAM-Zertifizierung die Nutzerzufriedenheit sowie die langfristige Werterhaltung von Immobilien – ein klarer Mehrwert für Eigentümer, Mieter und Nachhaltigkeitsziele. Es sind bereits über 70 % aller Gewerbeobjekte im Aroundtown-Portfolio BREEAM-zertifiziert.

Aroundtown improves BREEAM certifications
Dutch portfolio significantly boosts sustainability performance
Aroundtown continues to consistently improve the sustainability performance of its Dutch portfolio, even after achieving a 100% BREEAM certification rate. In 2025, 34 properties were upgraded in terms of their BREEAM rating. 93% of the properties received a ‘Good’ or ‘Very Good’ rating as part of the recertification process. Several investments, ranging from the upgrading of technical systems to increasing biodiversity, supported the improvement in ratings. These sustainability requirements were incorporated into new leases to promote tenant retention. This approach contributes to longer tenancy periods. In doing so, Aroundtown is strengthening its focus on sustainable portfolio development and long-term value enhancement.
A flagship project is ‘Erasmusstaete’ in Rotterdam: the building’s BREEAM rating has been improved from 32.21% (‘Satisfactory’) to 62.58% (‘Very Good’). Through targeted measures such as improving the well-being of building users and energy efficiency, the EPC rating was also raised from A to A+++. The building holds a Paris-Proof WEII certificate and is therefore in line with the Paris climate targets. As a pioneer in the environmental sector, the Netherlands has introduced the Paris-Proof standard, which aims to reduce energy consumption in buildings by two-thirds compared to the current average by 2050. This is based on assessments that also take into account CO₂ emissions across a building’s entire life cycle.
The certifications were achieved in close collaboration with the auditor Longevity Partners. The results demonstrate that continuous and consistent measures enable measurable improvements. “For Aroundtown, sustainability is not a one-off project, but an ongoing process aimed at strengthening the resilience and future viability of the portfolio. Our aim is to drive the transformation of our portfolio in a measurable way and to continuously develop it further,” explains Limor Bermann, Chief Sustainability Officer at Aroundtown.
More than 70% of Aroundtown’s commercial portfolio holds BREEAM certification. In future, this recertification approach is to be expanded in order to further improve the portfolio’s overall BREEAM score.
Since 1990, BREEAM (Building Research Establishment Environmental Assessment Method) has been one of the leading international certification systems for assessing the sustainability of buildings. Thanks to its holistic approach, BREEAM enables buildings to be compared globally on the basis of defined sustainability targets. It assesses properties across categories such as management, health and wellbeing, energy, transport, water, materials, waste, land use and ecology, as well as pollution. The system defines clear sustainability standards and, through its global comparability, ensures a uniform assessment framework that can be applied to existing buildings as well as new builds and refurbishment projects. BREEAM promotes the assessment of a building’s current sustainability status and its continuous optimisation through the recurring recertification process.
Thanks to its international relevance and broad applicability, BREEAM certification supports user satisfaction and the long-term value retention of properties – a clear added value for owners, tenants and sustainability goals. Over 70 per cent of all commercial properties in the Aroundtown portfolio are already BREEAM certified.

Door eenholistische benadering maakt BREEAM de wereldwijde vergelijkbaarheid van gebouwen op basis van vastgelegde duurzaamheidsdoelstellingen mogelijk.
